How much will I pay to rent my property out?
If we procure a tenant and represent them solely then the commission is 50% of one month rent. If there is a cooperating broker involved in procuring the tenant, the commission is 100% of first month rent.

What type of services do you offer as a property management company?
Marketing and advertising: we have the expertise to effectively market and advertise your property. This includes creating compelling listings, utilizing online platforms, and implementing other strategies to attract suitable tenants
Screening: we screen all prospective tenants through a third-party background check company. Our screening process is designed to obtain quality tenants with excellent rental references and strong payment history.
Rent collection: handle rent collection, ensuring that payments are received on time. This helps property owners maintain a steady cash flow without the hassle of chasing down tenants for payments.
Legal Compliance: We are knowledgeable about landlord-tenant laws and regulations. They can help ensure that your property is in compliance with local, state, and federal regulations, reducing the risk of legal issues.
Evictions: we will handle the eviction process through our legal resources. The 3-day notice to vacate will be issued on the 6th of the month if rent hasn’t been received and we will file the suit to go to court if funds still haven’t been received by midnight of the 9th. If an arrangement cannot be made in court and the tenants still occupy the property, then we proceed with the Writ of Possession to obtain the property back. The entire process can take a minimum of 25-30 days depending on each unique situation. Our objective is to keep the tenant when possible but evict when necessary, in order to get the property rent ready once again and occupied as fast as the law allows. All the legal and court fees will be the landlord’s responsibility. These fees are on top of our monthly management fees.

When will I receive my rent funds?
We will disburse funds on the 10th each month via ACH to the designated owner’s account and it will take approximately 3-5 business days to see the deposit in your account.
We have an online portal for both landlords and tenants. This will allow the landlord to view income and expenses as well as maintenance requests that the tenants have reported.
How do you handle the maintenance issues?
We have our in-house contractors who will tackle the maintenance issues as quickly as possible to keep both the landlords and tenants satisfied.
